स्थावर संपदा क्षेत्रात दलाल म्हणून काम करण्यासाठी महारेराची प्रशिक्षण परीक्षा आणि परीक्षण प्रमाणपत्र बंधनकारक आहे. त्यानुसार महारेराकडून घेण्यात येणारी परीक्षा २९ जुलैला होणार आहे. राज्यभरातील २४ केंद्रांवर ऑनलाइन पद्धतीने ही परीक्षा होणार असून या परीक्षेसाठी ५२६० उमेदवार पात्र ठरले आहेत. महारेराने रेरा कायद्याअंतर्गत दलालांना महारेरा नोंदणी बंधनकारक केली आहे. ही नोंदणी असणारे दलालच दलाल म्हणून स्थावर संपदा क्षेत्रात काम करू शकतात. अशात दलाल म्हणून काम करण्यासाठी कोणतीही निश्चित अशी शैक्षणिक पात्रता नाही वा कौशल्य शिक्षण-प्रशिक्षण नाही. त्यामुळे कोणीही या क्षेत्रात दलाल म्हणून काम करत असून यामुळे ग्राहकांची फसवणूक होण्याचे प्रकार वाढत आहेत. या  संदर्भातील पुढील सर्व अपडेट्स वेळेवर मिळण्यासाठी महाभरतीची अधिकृत मोबाईल अँप येथे क्लिक करून लगेच आपल्या मोबाईल मध्ये डाउनलोड करा.

या पार्श्वभूमीवर महारेराने नोंदणीच्या पुढे जात दलालांसाठी प्रशिक्षण आणि प्रशिक्षण प्रमाणपत्र बंधनकारक केले आहे. महारेराकडून यासाठी प्रशिक्षण आणि परीक्षाही सुरू करण्यात आल्या आहेत. त्यानुसार आतापर्यंत चार प्रशिक्षण परीक्षा पार पडल्या असून आता पाचवी परीक्षा २९ जुलैला होणार आहे. आतापर्यंत पार पडलेल्या चार परीक्षेत सुमारे १० हजार उमेदवार उत्तीर्ण झाले आहेत. राज्यात सुमारे ४७ हजार दलाल असून २० हजार दलालांनी प्रमाणपत्राची पूर्तता न केल्याने त्यांची नोंदणी महारेराने स्थगित केली आहे. तर १३ हजार ७८५ दलालांनी नोंदणी नूतनीकरण न केल्याने त्यांची रद्द केली आहे. परीक्षेला बसणाऱ्यांमध्ये मुंबई महाप्रदेशातील ३०८१, पुणे १५३३, नागपूर ५१८, नाशिक ४०, छ. संभाजीनगर २८, कोल्हापूर २१, सांगली २०, अमरावती आणि जळगाव प्रत्येकी सात आणि नांदेड भागातील पाच असे राज्यभरातील उमेदवार या परीक्षेत सहभागी होणार आहेत.

Another 5592 candidates in the real estate sector have completed the requisite preliminary training and qualified for the online examination to be held at 19 centers in the state on November 22. 2732 in Mumbai, 2104 in Pune, 592 in Nagpur, 78 in Nashik, 26 in Kolhapur, 20 in Aurangabad, 8 in Ahmednagar, 6 in Akola, 5 in Solapur, 3 each in Amravati, Nanded, Sangli and Satara, 2 in Chandrapur, 2 in Dhule, Latur, Pandharpur and Wardha.

Maharera Agent Exam Registration Details: “Real estate agent” means any person, who negotiates or acts on behalf of one person in a transaction of transfer of his plot, apartment or building, as the case may be, in a real estate project, by way of sale with another person or transfer of plot, apartment or building, as the case may be, of any other person to him and receives remuneration or fees or any other charges for his services whether as commission or otherwise and includes a person who introduces, through any medium, prospective buyers and sellers to each other for negotiation for sale or purchase of plot, apartment or building, as the case may be and includes property dealers, brokers, middlemen by whatever name called. As per section 9 of Real Estate (Regulation & Development) Act, 2016 (RERA) read with Rule 11 of above-mentioned Rules, Every real estate agent need to take prior registration with RERA authority of Maharashtra before dealing in any transactions relating to sale/purchase, advertising or brokerage of property of a project registered under this Act.

• Create agent account on the MahaRERA portal.
• Login into registered account and provide information in various section of the agent registration form.
• Upload mandatory documents.
• Accept the declaration and proceed for the online Payment using preferred method of payment.
• After successful payment, application number will be generated which can be used to track status of scrutiny.
• To expedite the approval process, keep track of your application and adhere to the scrutiny comments.
• After approval of authority certificate of registration and registration number will be generated. Certificate can be downloaded by login into Real Estate Agent’s account.

Real estate agents can submit a request for correction of their digitally signed registration certificate through the MahaRERA portal by paying the necessary fees.

Validity of Registration

The registration for real estate Agent shall be valid for 5 years until it is revoked. The registered agent is required to maintain books of accounts, records, and accounts.

Functions of Maha rera Real Estate Agent-

Every real estate agent registered under section 9 shall-

• Not facilitate the sale or purchase of any plot, apartment or building, as the case may be, in a real estate project or part of it, being sold by the promoter in any planning area, which is not registered with the Authority;
• maintain and preserve such books of account, records and documents as may prescribed.
• not involve himself in any unfair trade practices, namely: –
• the practice of making any statement, whether orally or in writing or by visible representation which.
• falsely represents that the services are of a particular standard or grade.
• represents that the promoter or himself has approval or affiliation which such promoter or himself does not have.
• makes a false or misleading representation concerning the services.
• permitting the publication of any advertisement whether in any newspaper or otherwise of services that are not intended to be offered.
• facilitate the possession of all the information and documents, as the allottee, is entitled to, at the time of booking of any plot, apartment or building, as the case may be;
• discharge such other functions as may be prescribed
